WHERE THE HELL DID EVERYBODY GO?

Walk into some real estate offices today at 11:00 in the morning.

Nobody.

Come back at 2:00.

Still nobody.

Desks empty.

Conference room empty.

Phones aren’t ringing.

No agents talking about deals.

No buyers walking in.

No sellers meeting with agents.

THE REAL ESTATE OFFICE IS DAMN NEAR DEAD.

And somehow we’ve convinced ourselves that’s progress.

Technology has made real estate more convenient than ever.

But I’m starting to wonder:

DID WE MAKE REALTORS BETTER—or DID WE JUST MAKE IT EASIER FOR THEM TO STAY HOME?

Ask Realtors who’ve been around for a while how they learned the business.

A lot of it wasn’t from a webinar.

They learned by being around other Realtors.

You heard an experienced agent negotiating a difficult transaction.

You watched your broker handle a problem.

You listened when another agent lost a listing and figured out why.

A lender stopped by.

An escrow officer came through.

A title representative taught something.

Somebody got a listing and everybody knew about it.

Somebody closed a big deal and you thought:

I want one of those.

The office wasn’t just where you had a desk.

THE OFFICE WAS WHERE YOU LEARNED THE BUSINESS.


THEN TECHNOLOGY CHANGED EVERYTHING

DocuSign.

Zoom.

CRMs.

Cloud storage.

Smartphones.

Electronic contracts.

AI.

Agents suddenly realized:

“I can do everything from home.”

Technically?

They’re right.

You can write an offer from your bedroom.

You can negotiate from Starbucks.

You can attend training from your couch.

You can communicate with a client without ever physically meeting them.

BUT JUST BECAUSE YOU CAN DOESN’T MEAN YOU SHOULD DO EVERYTHING ALONE.

Convenience has a price.

And one of those prices may be isolation.


COVID DIDN’T CREATE IT—COVID ACCELERATED IT

Remote work was already coming.

Then COVID hit and suddenly everybody had to figure out how to operate without an office.

And we did.

Real estate survived.

Transactions closed.

Technology improved.

Consumers adapted.

But when the world reopened, something didn’t come back.

THE AGENTS.

Many discovered they liked working from home.

Brokerages discovered they could reduce overhead.

Virtual brokerages grew.

Office footprints shrank.

And gradually an industry built around relationships became increasingly disconnected.

Imagine getting your real estate license today.

Congratulations.

Here’s your email.

Here’s your CRM.

Here’s your login.

Here’s a Zoom link.

Good luck.

Now you’re sitting alone at your kitchen table trying to learn one of the most complicated sales businesses in America.

You don’t hear negotiations.

You don’t hear experienced agents solving problems.

You don’t overhear your broker explaining why a contract was written a certain way.

You don’t see how productive agents structure their day.

You don’t absorb the business.

YOU WATCH ANOTHER DAMN WEBINAR.

Then we wonder why new agents struggle.


REAL ESTATE IS STILL A PEOPLE BUSINESS

We have more technology than we’ve ever had.

Yet the fundamental business hasn’t changed.

People hire people.

People negotiate with people.

People trust people.

Relationships create opportunities.

And relationships are harder to build when everybody is sitting alone staring at a laptop.

There is something powerful about being around productive people.

Energy matters.

Competition matters.

Conversation matters.

Accountability matters.

SOMETIMES YOU NEED TO SEE SOMEBODY ELSE WORKING TO REMEMBER THAT YOU SHOULD BE WORKING TOO.


BUT BROKERS HAVE RESPONSIBILITY TOO

Brokers can’t complain that agents aren’t coming into the office if there’s nothing happening when they arrive.

An empty office with Wi-Fi isn’t culture.

Give agents a reason to come.

Training.

Prospecting sessions.

Deal strategy.

Marketing workshops.

Contract discussions.

Mentorship.

Guest speakers.

Lenders.

Escrow.

Title.

Technology training.

And most importantly:

OTHER PRODUCTIVE PEOPLE.

If you want the office alive again, make the office worth coming to.

I’m not saying Realtors need to sit in an office from 9-to-5.

That’s not real estate.

And I’m not saying working from home is automatically bad.

Some incredibly disciplined agents can produce from anywhere.

But I think our industry needs to ask whether we lost something important when everybody stopped showing up.

Because the office wasn’t just a building.

It was where knowledge was transferred.

Where relationships were created.

Where competition happened.

Where young agents learned from experienced ones.

Where deals were discussed.

Where careers were built.

WE MADE REAL ESTATE MORE CONVENIENT THAN IT HAS EVER BEEN.

I’M NOT SURE WE MADE REALTORS BETTER.

Maybe it’s time to turn the lights back on.
